The site is located in Ashford in Kent, approximately 60 miles south-east of London as the crow flies. The site is located at the southern edge of Ashford town centre and approximately 0.5 miles from Ashford High Street. Description

The site extends to c. 5.65 acres (2.29 hectares) which we have measured from an outline Ordnance Survey extract. The site boundary is shown outlined red in the plan adjacent. It is broadly rectangular.

An area of operational land is located in the centre of the site, owned by Southern Gas Networks Plc and is not included within the site boundary. A second operational parcel abuts the northern boundary and is also excluded. SGN Commercial Services Ltd have a right of access to their operational equipment which is located within the site.

The site comprises mainly vacant scrubland with some areas of mature vegetation to the north and west. It is fairly flat, with a slight slope in the northwestern corner of the site.

Within the Local Plan, the site is allocated for residential development under Policy S10: Gasworks Lane.
Policy S10 demonstrates the Council’s preference for a development of approximately 150 units at 3-4 storeys in height.
