The development consists of three warehouse/service area units with ancillary office space situated on a corner plot in JAFZA South. The warehouses, which were constructed in 2013, are of steel portal frame with block-work infill and were formerly utilised as a truck tyre and vehicle servicing facility.
Building 1:
The warehouse provides a vehicle servicing area with nine roller shutter doors providing access to a large interlocked paving area. One side of the warehouse is connected to Warehouse 2 (the largest warehouse). To the west of Building 1 there is a glass façade from floor to ceiling allowing natural day-light into the facility. The eaves height varies from 7.8m up to 8.2m at the apex. The warehouse benefits from a full overhead sprinkler system, translucent sky lights, sodium down lighting and a well maintained concrete floor.
Building 2:
Building 2 is constructed to a very similar quality as Building 1, and also benefits from a full overhead fire-fighting sprinkler system. Access is provided via two vehicular access points with roller shutter doors. The warehouse is inter-connected to Building 3 on both the ground floor and via an internal staircase to the mezzanine office floor.
Building 3:
To the north of the building is a large double-height reception area, servicing the warehouse along with a number of training rooms, canteen areas, and washrooms. The ground floor has a sales room, marketing area, and an exhibition centre, which features an impressive double height atrium. The mezzanine floor accommodates additional training rooms and the largest canteen area. Specification of the office content includes tiled flooring, suspended ceilings with recessed lighting and central air conditioning.
Building 4:
To the south of the plot, overlooking the roundabout, is a separate building which provides a small servicing area and ancillary showroom. The servicing area has four vehicular points with with a small office area at the rear and storage on the mezzanine level. The eaves height is 7.5m and the specification includes a full overhead sprinkler system, sodium down lighting, and concrete floor. The showroom office areas have wooden flooring, spot lighting, and central air conditioning.

The property is situated in the South of the Jebel Ali Free Zone, an economic free zone located in the Jebel Ali area at the western end of Dubai. The free zone, which was formed in 1985, is one of the oldest and largest free zones in the UAE and is set across 57 square kilometres. In 2020 the Free Zone equated to around 23.8% of Dubai’s GDP.
The industrial area is home to a multitude of local, international and global occupiers and is operated by the Jebel Ali Free Zone Authority (JAFZA). It is broadly broken down into two areas, JAFZA North and JAFZA South, which are separated by the Sheikh Zayed Road (E11).
The Free Zone is a sought-after business location due to its close proximity to the EXPO site and its unique trading advantage, the Jebel Ali Port.
