The cafe-bar is located in the ground floor of the iconic Eyewitness Works. The building is located in the heart of the Devonshire Quarter within 5 minutes
of Sheffield city centre. This part of the city is undergoing radical redevelopment, with this former 1850s cutlery works being restored to create 97 homes as well as the new cafe-bar. These new residents will provide excellent footfall. The location of the cafe-bar itself has been selected to bring vibrancy and a sense of community to the development, while also maximising the opportunity for an extended frontage, the aforementioned great footfall and potential external seating.

Capital & Centric - a property development and regeneration specialist - are looking for someone with vision to create a buzzing bar/restaurant in the evenings/weekends, and a cosy coffee shop/eatery during the day at Eyewitness. The ground floor space on offer (with courtyard) represents an amazing opportunity for an independent operator with a quirky edge, fresh ideas and imagination to create an amazing space.
The space will be ready for occupation and the selected operator’s fit out as early as March 2022. The following works will be undertaken prior to occupation:
• Slab insulation and waterproofing. This area has sections where the internal finished floor level is below the external ground so a tanking detail is to be included
• Internal brick wall cleaning/repair/paint
• Dropping of cill to front door and fitting of external windows/doors/ironmongery
• External lighting to wall by entrance door
• Concrete soffit cleaning/treatment
• Incoming water and electricity supply (60kVA)
• Incoming telecoms duct
• Foul water drainage pop-up
• Interface relay devices for connection to future fire alarm system

Once chosen, they/their architect will happily work collaboratively with the successful candidate to create a concept that complements the wider architecture for Eyewitness and creates a sense of community. From this, whether it's a bar or a bakery, potential operators can understand that their concept needs to be the right fit for the development.
