The site is located approximately 1 mile south east of Uxbridge town centre, on the north east side of Kingston Lane. Kingston Lane bounds the site at two points to the west, and Hillingdon and Uxbridge Cemetery wraps around the north, east and southern boundaries. The site does not include the property known as ‘The Bourne’ which is located in the centre of the horseshoe shape. Access to the site can be achieved from three points with Martyn Lodge, Kingston House and the woodland each accessed from Kingston Lane. The main campus of The University of Brunel is located immediately opposite the site across Kingston Lane.

The site as a whole is horseshoe in shape and comprises Martyn Lodge, Martyn Lodge Barn and Kingston House, all of which are vacant, derelict buildings. The properties are arranged forming a courtyard in the middle and have a total GIA of approximately 5,287 Sq Ft (491 Sq M) arranged over ground and first floors. Kingston House was formerly a residential dwelling and has separate access from the rest of the site off Kingston Lane. The properties are currently being assessed for EPC purposes.
