The site is located in Camberley, a town within the Borough of Surrey Heath, approximately 31 miles south-west of London as the crow flies. The site is within the town centre, which contains the railway station, shopping centre, and other amenities.
Camberley is an affluent area with a buoyant local economy. Surrey Heath Borough Council published a Strategic Vision for the town centre, outlining their plan to continue to transform the area into a vibrant place to live, work, and socialise.
The surrounding land is a mix of uses typical with regional town centres. To the west of the site sits a mix of uses including a hotel, the Atrium shopping centre and office-to-residential conversions. To the south of the site is The Square shopping centre, with tenants such as Boots, Primark, T.K. Maxx, and Sainsburys. Further retail with residential upper units are situated to the east of the subject site. The Royal Military Academy Sandhurst sits to the immediate north of the site.
The town is well connected by road, sitting between the M3 and M4 motorways, allowing excellent access to the South East road network. Camberley rail station is serviced by South Western Railway, providing local services to Ascot in 12 minutes and Guildford in 48 minutes. Camberley’s Bus Interchange can also be found by the rail station.
Farnborough Airport is approximately 6 miles to the south of the site and Heathrow Airport is approximately 20 miles to the north-east.
The site can currently be accessed vehicularly from the west via Park Street, and a one way access road runs adjacent to the north of the site to provide direct access to the northern buildings.

The site extends to c. 4.24 acres (1.72 hectares) which we have measured from an outline Ordnance Survey extract. The site boundary is shown outlined red in the plan adjacent.
The site comprises extensive tarmacked yard areas in the centre and a number of buildings, of varying quality and state of repair, along each border. Some buildings are tenanted, while a number are vacant. The total gross rental income within the red line boundary is currently £487,410 per annum. The Square shopping centre adjoins the site to the direct south, and its roof abuts the buildings within the site boundary.
